9 Convenient Rental Offices
Check your Lodging Agreement for your check-in location: 52nd, 57th, 104th, 119th & 120th Streets, Century I, Golden Sands, Pyramid, and Ocean Pines.
Rentals
We have weekly rentals starting on Friday, Saturday and Sunday. Mini week rentals available from Monday to Friday or Friday to Monday. Partial week reservations (two night minimum) are available during the off-season. Seasonal and yearly rentals are also available.
Payment
A $55.00 non-refundable processing fee is charged with every reservation. This, plus the rental deposit is required when making your reservation. Receipt of your deposit is confirmation of your reservation and a Lodging Agreement will be mailed at that time. Review it for accuracy and return the yellow copy to us within ten days. If Agreement is not received in ten days, we reserve the right to cancel the reservation and return the rental deposit less the processing fee. Payment in full is due 30 days prior to check-in. All rates are subject to 6% Maryland tax and 4.5% County room tax.
Peace of Mind Protection
In lieu of a security deposit, some properties offer a program to protect you from the expense of accidental damage to the premises during your stay. The $45, non-refundable fee covers you against accidental damage to your rented property, up to $3,000, if reported during your stay. If available for your property, Peace of Mind coverage is included in your balance due amount and you will be covered automatically. If you opt not to purchase Peace of Mind protection and pay the security deposit instead, see the instructions on the Lodging Agreement.
Security Deposit
If a security deposit is required, payment is due no later than 30 days prior to arrival. The security deposit will be processed within 30 days of check-out and will be returned to guest less any costs for repairs or excessive housekeeping charges if property is not left as required.

Check-In Time
Between 3 p.m. and 5 p.m., unless otherwise noted in your Agreement. If you will be arriving after 5 p.m., please call us to make arrangements for obtaining your keys after business hours.
Check-Out Time Guest agrees to pay an excessive housekeeping fee if property is not left in the following condition: 1) Remove all food from refrigerator and all trash from property. 2) Clean dishes and utensils and store them properly. 3) Make beds. 4) Leave furniture arranged properly. 5) Check all drawers and closets for personal items. 6) Close windows and lock the doors when leaving; return the keys promptly at 10:00 a.m. to check-in office. Guests are responsible for the property until all keys, pool tags and parking permits are returned and property is vacated.
Priority Reservations
To reserve the same property and week for next year, simply complete the priority reservation form provided in your check-in package and return it to us within seven days of your check-out date. Priority reservations are subject to availability and cannot be guaranteed.
Cancellations
All cancellations must be in writing. Cancellations or transfers to another property will be charged 16% of the gross rent if the property is re-rented for the full amount. If property is not re-rented for the full amount, the full rental deposit is forfeited. For cancellations within 30 days of arrival, the forfeited deposit will equal one-half of the gross weekly rental amount collected. For cancellations in excess of 30 days prior to arrival, the forfeited deposit will equal the required initial deposit. A non-refundable processing fee is charged on each reservation. If Guest has not checked-in within 24 hours of the arrival date, the reservation may be cancelled and all rental monies forfeited. Your reservation will be in effect upon receipt of your deposit and the cancellation policy will apply.
Trip Cancellation Insurance
Take the worry out of planning ahead. To protect your vacation investment, optional trip cancellation insurance is now offered. The plan pays for non-refundable payments if your trip must be cancelled or interrupted for covered unforeseen circumstances, injury, sickness, weather, death, and various perils. If you choose not to accept the insurance, initial the space provided on your Agreement and deduct the premium from your balance payment. Rental Properties
Each property is privately owned and reflects each owner’s personal tastes and requirements. If you have a specific need, please advise us prior to making your reservation, as we will be unable to make substitutions or refunds upon your arrival. Rates are based on weekly occupancy and are set by the individual owners.
Linens, Cribs, Supplies
Linen packages may be arranged through your reservationist. Otherwise, you will need to bring your own linens and towels, as well as paper products and soap. If you wish to rent cribs, beach equipment, etc., please call OCEAN CITY BEACH & LINEN RENTAL at 410-524-7057 or 800-422-2742. Kitchens are equipped with dishes, flatware, glasses, pots and pans.
Parking
The number of assigned spaces varies by building. Some buildings cannot accommodate oversized vehicles and alternate parking is not provided. Coldwell Banker Residential Brokerage is not responsible for illegally parked vehicles. Boat trailers, or any other type of trailers, are not permitted to park on city streets or in condominium parking lots.
Pets
Pets belonging to guests are prohibited on premises.
Swimming Pools
Most pools are open from Memorial Day to Labor Day. The opening and closing of pools varies and is at the building’s discretion. Pools are closed periodically for maintenance without notice.
Lock-Out Charge
There will be a fee for lockouts during the hours the rental office is closed, payable when guest is admitted to property.
Grills
Fire Ordinance: Grills of any kind are not permitted in any multiple unit buildings or on decks or balconies.
Occupancy
The property owners, whom we represent, have instructed us to rent to family groups only. Non-family, non-chaperoned, high school or college groups are not permitted. In addition, the number of guests occupying the property shall not at any time exceed the maximum limit set. Identification of all occupants must be furnished upon request. Violation of any of these policies can result in denial of access to property, cancellation of the reservation, and/or immediate removal from the property without refund.
Agency Relationship
Coldwell Banker Residential Brokerage (Agent) has an agency relationship with owners of properties in our rental program. The Agent has been hired and paid by owners for services rendered. In all negotiations regarding these properties, the Agent will be representing the best interest of the owner.
