Check your Lodging Agreement for your check-in location: 52nd, 64th, 119th & 131st Streets, Golden Sands, Pyramid, Sea Watch and Ocean Pines.
We offer weekly, mini-week, and partial week short-term vacation rentals.
A non-refundable processing fee is charged with every reservation. This, plus the rental deposit, is required when making your reservation. Payment in full is due 30 days prior to check-in. Payment by credit card is optional, however due to surcharges imposed by credit card companies, a Credit Card Option Fee of 2.3% is charged on balance payments, which is not greater than our cost of usage. If guest wishes to avoid this charge, we can accept payment by check, money order or e-check. Receipt of your deposit is confirmation of your reservation. Your lodging agreement will be made available to you electronically in the Guest Portal. Please review it for accuracy and electronically sign within ten days of creating your reservation. If Agreement is not signed within ten days, we reserve the right to cancel the reservation and return the rental deposit less the processing fee. All rates are subject to Maryland Sales tax and Worcester County room tax.
PEACE OF MIND DAMAGE WAIVER
In lieu of a security deposit, some properties offer a program to protect you from the expense of accidental damage to the premises during your stay. The $65 non-refundable fee protects you against accidental damage to your rented property, up to $3,000, if reported during your stay. If available for your property, Peace of Mind coverage is included in your balance due amount and you will be covered automatically. If you opt not to purchase Peace of Mind protection and pay the security deposit instead, see the instructions on the Lodging Agreement.
If a security deposit is required, payment is due no later than 30 days prior to arrival. The security deposit will be processed within 30 days of check-out and will be returned to guest less any costs for repairs or excessive housekeeping charges if property is not left as required.

Check-in time is between 3 p.m. and 5 p.m., unless otherwise noted in your Agreement. If you will be arriving after 5 p.m., please call us to make arrangements for obtaining your keys after business hours.
Guest agrees to pay an excessive housekeeping and maintenance fee if property is not left in the following condition:
1) Remove all food from refrigerator and all trash from property.
2) Clean dishes and utensils and store them properly.
3) Make beds.
4) Leave furniture arranged properly.
5) Check all drawers and closets for personal items.
6) Close windows and lock the doors when leaving; return the keys promptly at 10:00 a.m. to check-in office.
Guests are responsible for the property until all keys, pool tags and parking permits are returned and property is vacated.
To reserve the same property and week for next year, simply complete the priority reservation form provided in your check-in package and return it to us within seven days
All cancellations must be in writing. Cancellations or transfers to another property will be charged sixteen percent (16%) of the gross rent if the property is re-rented for the full amount. If property is not re-rented for the full amount, guest is subject to cancellation policy as detailed on their Lodging Agreement. A non-refundable processing fee is charged on each reservation. If guest has not checked-in within 24 hours of the arrival date, the reservation may be cancelled, and all rental monies forfeited. Reservations are in effect upon receipt of the initial deposit and the cancellation policy will apply.
Take the worry out of planning ahead. To protect your vacation investment, optional travel insurance is offered. The plan pays for non-refundable payments if your trip must be cancelled or interrupted for covered unforeseen circumstances, injury, sickness, weather, death and various perils. Linen packages may be arranged through your reservationist. Otherwise, you will need to bring your own bed linens and towels, as well as paper products and soap. Kitchens are equipped with dishes, flatware, glasses, pots and pans.
The number of assigned spaces varies by building. Some buildings cannot accommodate oversized vehicles and alternate parking is not provided. Coldwell Banker Vacations is not responsible for illegally parked vehicles. Boat trailers, or any other type of trailers, are not permitted to park on city streets or in condominium parking lots.
Pets belonging to guests are prohibited on premises unless otherwise noted in Special Comments on this Agreement.
Most pools are open from Memorial Day to Labor Day. The opening and closing of pools varies and is at the building’s discretion. Pools are closed periodically for maintenance without notice.
There is a fee for lockouts during the hours the rental office is closed, payable when guest is admitted to property.
Fire Ordinance: Grills of any kind are not permitted in any multiple unit buildings or on decks or balconies.
The property owners, whom we represent, have instructed us to rent to family groups only. Non-family, non-chaperoned, high school, or college groups are not permitted. In addition, the number of guests occupying the property shall not at any time exceed the maximum limit set. Identification of all occupants must be furnished upon request. Violation of any of these policies can result in denial of access to property, cancellation of the reservation, and/or immediate removal from the property without refund.
Coldwell Banker Vacations (Agent) has an agency relationship with owners of properties in our rental program. The Agent has been hired and paid by owners for services rendered. In all negotiations regarding these properties, the Agent represents the best interest of the owner.
Each property is privately owned and reflects each owner’s personal tastes and requirements. If you have a specific need, please advise us prior to making your reservation, as we will be unable to make substitutions or refunds upon your arrival. Rates are set by the individual owners.
